Our fees cover all aspects required to successfully complete the purchase of a property, including dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, Land Transaction Tax (Land Tax) if the property is in Wales and dealing with registration at the Land Registry.

Fees are variable and depend on the property’s value. As a general guideline, our fees typically range from £1,250 to £2,950 plus VAT for a property value up to £950,000. For a property value over £950,000, please contact us to request a personalised quote.

In addition to the above fees, a charge of £350 plus VAT will be made for representing your lender, if applicable, and an electronic transfer fee of £30 plus VAT will be applied for each transfer, along with a charge of £150 plus VAT for completing and submitting the Stamp Duty Land Tax Return.

Our fees are based on the assumption that:

  • The transaction is standard, concluding in a timely manner, without unforeseen, unusual, or additional complications (e.g., title defects or the need for supplementary documents).
  • The transaction involves only registered land.
  • All involved parties are UK-based, cooperative, and there are no undue delays from third parties in providing necessary documentation.

Additional fees may apply in the case of unforeseen, unusual, or additional elements within the transaction. These may include, but are not limited to, the purchase of a new build property, contract races, leasehold transactions involving a share of freeholds, dual representation and overseas instructions. A precise figure can be provided upon reviewing the transaction documents.

Disbursements

Disbursements refer to costs associated with your matter that are payable to third parties, such as cost of searches, a fee payable to the Land Registry for the registration of your purchase (and mortgage if relevant) and payment of Stamp Duty Land Tax after completion.

We handle the disbursement payments on your behalf to ensure a smoother process.

  • Costs of searches (Local Authority, Water & Drainage and Environmental) £350 approximately.
  • Electronic ID Verification £20 inclusive of VAT. We set out below the additional disbursements (inclusive of VAT) when purchasing a leasehold property.
  • Notice of Transfer fee – this fee if chargeable is set out in the lease. Often the fee is between £50 to £250 plus VAT.
  • Notice of Charge fee (if the property is to be mortgaged) – this fee is set out in the lease. Often the fee is between £5 to £250 plus VAT.
  • Deed of Covenant fee – this is a fee charged by a landlord/management company for dealing with a deed of covenant where required under a lease. Often it is between £100 to £250 plus VAT.
  • Certificate of Compliance fee – this is a fee charged by a third party, often landlord/management company, for providing a certificate of compliance with a title Restriction. Often it is between £100 to £300 plus VAT.

These costs vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.

There are certain disbursements which may need to be incurred which will be unknown at the outset of a transaction and which cannot be estimated in advance. These include (without limitation) additional title documents that are required, travel and courier charges, search fees specific to the property or the location of the property, amounts which may need to be paid under a lease such as landlord/managing agents fees for landlord consents and/or lease registration fees and fees payable to a local authority for the provision of planning information and documents.
